March 1, 2024

​

Plumbing Contractor

  1. Working on setting the last of the shower and tubs in the eight total demoed units

  2. All water lines pressurized and ready for city inspection on 3/4

  3. Walked all individual units that need showers reset to figure out what needs to be done and when the work can be started

  4. Installing shutoff valves on individual lines to units per the City

 

Hvac Contractor

  1. Contractor has been installing duct work on the fourth floor units will be complete early next week

  2. Contractor will start installing duct work in the lower units after pre rock has been completed and inspected

 

Drywall Contractor

  1. Drywall has been getting done in the entire building,  there are a couple units left on the 3rd floor that need to be completed, they will be done early next week.

  2. Finishing drywall in all corridors,  will be continuing to spackle for a couple days

  3. Pre Rock areas after inspection next week on levels 1 thru 3 the eight demo units

 

Trim Contractor

  1. Installed all storage and front doors on the first floor.

  2. Will be installing trim in the corridors and units next week on the first floor

  3. Start installing kitchen cabinets in the first floor units next week

 

  1. Concrete Contractor

  1. Meeting contractor on Monday go over plan to install gypcrete starting next week.

  2. Will start prepping floors on Tuesday

 

Insulation Contractor

  1. Insulated individual units in the eight demoed units where pre rock will be installed.

  2. Insulate the two fourth floor units after mechanical inspections next week

 

 Servpro

  1. Meeting with contractors to keep work moving

  1. Met with Cabinet supplier and ordered first and second floor units

  1. City inspections next week, plumbing, pre rock and Mechanical on the fourth floor.

February 25, 2024

  1. Drywall and Framing contractor

  1. Continuing to drywall corridors and individual units.  Should have all drywall completed the next two weeks except for the eight units on the end.

  2. Installing unit and storage room doors on the first floor.

  3. Pre Rocking areas in the eight units before Hvac starts

 

 Hvac Contractor

  1. Hvac contractor is going to start next week installing duct work in the eight units, will be a couple weeks before all is completed.

 

 Plumbing Contractor

  1. Plumbing contractor given the green light to install shutoff valves on the 64 water lines coming off the main water supply.

 

 Interior Trim Contractor

  1. Trim being delivered for the first floor next week and installed.

 

 Insulation Contractor

  1. Insulate pre rock areas next week in the eight units and fire proof where needed.

 

 Servpro

  1. Scheduling contractors and ordering materials to keep job moving

  2. Meeting with cabinet company and ordering first floor kitchens

  3. Meeting with contractors to make sure they are lined up and ready for there next task and material ready to go

  4. Meeting with homeowners to go over there change orders

February 17, 2024

Plumbing Contractor

  1. Continuing to install shower and tubs in fully gutted units

  2. Working on quote for new City requested shutoff valves on unit water lines

 

  1. Drywall/ Framing contractor

  1. Continuing to install framing and drywall on first floor corridor.

  2. Installing drywall in individual units on the first floor

  3. Installing drywall in second floor corridor

  4. Starting drywall individual units 2nd floor next week.

  5. Starting 3rd floor corridor

 

Hvac Contractor

  1. Starting to install hvac in the units that were full rebuilds, this will continue for a couple weeks. 

  2. Getting units ready for city mechanical inspection.

 

Sprinkler Contractor

  1. Contractor to start installing sprinkler lines on stair wells.

 

Servpro

  1. Continue to schedule contractors to keep work flowing

  2. Met with the city and was given an update to install shutoff valves on all water lines going to units.  Everyone involved is working on getting pricing together to get the work completed

  3. Met with trim and door supplier to get materials sent for the first floor corridor and units.

  4. Getting unit change orders sent out

  5. Metting with unit owners

 

 

I understand we are here and working on site but if it could be possible to have unit owners call or email if they want to come visit or get items from their units.  The corridors are very active and it would allow me time and a chance to make sure it is safe and clear for residents to get to their units.  After this week when multiple residents showed up at one time and wanted to go into the building,  I want to make sure that no one goes into another person’s unit, if it is not their unit I will not allow another resident in unless there is communication with me that they are aloud in.  Please reach out if you have any questions regarding this issue.

February 13, 2024

Plumbing Contractor

  1. Contractor has been working on setting tubs and showers in the eight full remodels.

  2. Contractor will be getting ready to test water lines and drains in those eight units for the city inspector

  3. Contractor will start re setting shower that were removed in individual units throughout building

 

Drywall/ framing Contractor

  1. Contractor has been working on getting pre rocked areas ready for city inspection.  “Passed on weds”

  2. Contractor framing soffits and installing drywall first floor corridor.

  3. Contractor has loaded drywall on all floors and is going to start corridors

  4. Contractor has been given the green light to start rocking individual units on the 3rd and 4th floors

 

 Sprinkler Contractor

  1. Contractor to start next week installing sprinklers on exterior landing locations

 

 Servpro

  1. Met with the City inspectors to look at insulation of individual units on the 3rd and 4th floors.  “Passed”

  2. City also looked at pre rock areas in the first floor corridor. “Passed”

  3. Meeting with contractors and suppliers to keep materials coming and ordering for the next steps of the project

February 5, 2024

Insulation Contractor

  1. Contractor will be back next week to finish up individual units that need misc. insulation

 

Plumbing Contractor

  1. Contractor here working on setting bathtubs and showers in the units that are complete rebuilds to be ready for inspection.

 

Drywall / Framing

  1. Drywall contractor has been working on the first floor corridor doing pre rock this week.  They will continue until complete.

  2. Contractor to start rocking the rest of the corridors in the building next week and will continue until completed

  3. Contractor has been given the green light by the city to start rocking individual units on the first and second floor now that insulation in those units has been inspected and passed

  4. Framing contractor to start building soffits on the first floor corridors and individual units where needed.

 

HVAC contractor

  1. Contractor to start installing duct work in the units that are full rebuilds for inspection starting the week of the 12th

 

Servpro

  1. Continuing to monitor all contractors and schedule contractors

  2. This coming week insulation inspections on the 3rd and 4th floor individual units

  3. Inspection of the pre rock in the first floor corridor.

  1. Continue to work on individual units that need insulation completed and get ready for an insulation inspection next week

  1. Completing drywall install where needed for plumbing

  2. Pre rock areas in corridors and units where needed

  3. Framing soffits in corridors where needed

  1. Continue working on setting tubs and showers in units and prepare for plumbing/mechanical inspection

 

Hvac Contractor

  1. Contractor to start getting duct work delivered and start installing where needed to get units ready for Mechanical inspection

  1. Ordering materials needed for the corridors

  1. Continue sending out individual unit change orders

  2. Cleaning out debris through out to allow for continued work flow

  3. Scheduling and meeting with contractors to keep the job moving

The progress of the project continues to move along.  I will layout what has been going on and what is scheduled to happen.  If you have any questions about the project please reach out.

  1. We had our individual unit electrical inspections last Friday on the 2nd and 3rd floors

  2. Electrical contractor has been working on individual units making sure everything is good before things get sheet rocked

  3. Electrical contractor will continue to work on units and other misc. items in the building

 

  1. Drywall / Framing contractor

  1. The drywall contractor has been here this week installing drywall where needed for the plumber and will finish next week

  2. The drywalling contractor will continue to pre rock areas needed for the HVAC contractor to install duct work

  3. The framing contractor is going to start next week or the following week installing soffits in the corridors where needed

 

  1. Insulation contractor

  1. The insulation contractor has been working on individual units installing insulation.  That will continue next week

 

  1. Plumbing Contractor

  1. Plumbing contractor will be back next week to start setting showers and tubs and get ready for a city plumbing inspection.

 

  1. Sprinkler Contractor

  1. The sprinkler contractor is going to be starting in the next couple of weeks working on adding sprinkler heads to the stair landings per the City.

Here is what has happened this week on the project and what will be happening next week.

   1. Inspections

   1. City conducted and electrical/framing inspection on first and fourth floor units
   2. I will be scheduling the second and third floor for next week

   1. Plumbing contractor has all the new bath tub/ showers delivered here on site and should start installing end of next week into the following week

 
   1. Insulation contractor

   1. Insulation will be starting in units that had passed city inspection next week

 
   1. Drywall Contractor

   1. Drywall contractor will be working to prep areas for the plumber next week
   2. Drywall contractor will start working on areas that require pre rock before other mechanicals can start


   1. Electrical Contractor

   1. Contractor will continue to work on the common corridors


   1. Exterior Contractor

   1. Continuing to work on exterior and make weather tight.

December 15, 2023

Lisa from FSR obtained answers from ServPro to questions raised at the

December Board Meeting concerning the 3000 building.

 

1, What is the delay in getting residents the cost of the upgrades?

 

We were waiting to get through all the meetings. The estimates/upgrade pricing will start going out next week.


2.  How many staff members are working in the building from ServPro daily. 

 

We always have a Servpro Representative on the ground in the Trailer (Jerry and Dan). As far as vendors/subcontractors working for Servpro it ranges between 2 and 8-10 guys right now which will start to pick up when drywall work starts.


3.  Residents are reported that heat is running constantly in the units. Is this true? 

 

Heat was on briefly checking units over the course of one week. We have purchased a brand new heating unit for the building to provide temp heat. All the units should be off at this time.


4.  Is Servpro using utilities of the individual homeowners and if so are they being monitored? 

 

We are using temp power and whenever using electricity from another unit yes we are monitoring. Unit 213 is the only unit I am aware of as far as utilizing electricity or power from and we will be working with the unit owner regarding this.


5.  Can a timeline be presented as to the major steps moving forward. They would like to see a 30 day projection each month. 

 

The progress updates will continue and more detail will be provided. We can provide a projection for major milestones on a 30-day project, yes.

  2. Continuing to work on individual units on the second and third floors to prepare for city inspections

  1. Contractor checking the availability of the new fixtures to be installed in the units where tubs and showers were removed

  2. Contractor to be setting up inspections with the city after fixtures installed, will be happening over the next couple of weeks.

 

  1. Insulation contractor

  1. Completed fire stopping in units where needed for the city.

  2. Contractor checking on the materials that have been ordered, and will let me know when he can start insulation.

 

  1. Exterior Contractor

  1. Working on exterior and scheduling inspections with the city

 

  1. Servpro

  1. Temp heat installed and be monitored daily to keep building warm.

  2. Working with contractors to schedule city inspections to keep the project moving

  3. Meeting with contractors on site to schedule when work can be started in sequence

b.   Electrical contractor will be getting inspections on more units this week where insulation needs to be installed.

a.    Meetings with residents continue to take place

a.    Exterior Contractor started to work on Exterior of building and will continue until complete and or weather permitting.

  1. City inspector

a.    We will be meeting with the City inspector this week to plan inspections needed for upcoming work

a.    Insulation contractor will be starting in select areas and Fire caulking units with new plumbing and electrical

  1. Rodent control

a.    We have been working on controlling the rodents and have also had Delmarva out to bait the entire building inside and out.

  1. Select plumbing and HVAC has been done, and will continue.  Along with starting to remove fixtures in the units that are getting completely redone.

  1. Insulation contractor has ordered materials and will start doing select insulation work through out project.

 

  1. Exterior contractor

  1. The exterior contractor was out on site this week and said they would be setting up scaffolding next week and anticipate work beginning after Thanksgiving.

  1. We have still been meeting with residents weekly, after next week will be almost complete with only a few left to meet with.

Good morning, it was a busy week here meeting with residents as well as production on the building.

 

Past Week:

  • HVAC, Plumbing, Electrical Demo and prep for rough ins 3rd and 4th floors

 

Week Look Ahead:

  • Continuation of HVAC, Plumbing and Electrical demo/rough ins floors 1 through 4

 

Over the next few weeks we will continue with mechanicals through the building and scheduling of insulation in areas we need to pre-rock for mechanicals. We will continue to keep you updated every Friday.

A message from ServPro,

 

Production has begun on 3000. We have started with some selective demolition of the mechanicals in preparation for installation of new equipment etc. We are only working on this scope as it qualifies under our previously pulled demolition permit for the emergency service’s. All of the documentation that was requested we obtain by the City of Newark was submitted today and I hope to have our permit issued for the reconstruction as soon as tomorrow. With that being said everyone is geared up to start. 

 

Moving forward I’m going to start having Jerry the PM provide weekly production updates (once a week). This will be brief just currently what’s in progress and any pertinent information. 

 

We would like to start having the in person one on one unit owner meetings starting on Tuesday 10/17 and Thursday 10/19. We will start reaching out to the unit owners next week to schedule. 

 

Next week we hope to provide some more in depth information on work that’s being done inside 3000. 

 

In the meantime can you provide me with the anticipated start date for the exterior work. There is some overlap in what’s being repaired with what we will be doing on the interior and want to make sure schedules will align and accessibility to the exterior is coordinated. We can communicate directly with them whomever it is if you can provide their contact info or provide them ours.
